Are the retail areas in your gyms profitable?

Yes, profitable but more importantly people who buy gear will be more committed to climbing and therefore more likely to buy memberships.
Essentials are all you need, harness, shoes, cbag, chalk, tape. Most of the rest is a waste of space depending on the area you are in.

not a bad idea to stock belay tube/ carabiner combo packs, or gri- gri's.
Another good idea is a buy a spool of dynamic rope (bluewater has a good one) and cut it into lengths appropriate for your gym. sell them for a cheep price and market them to people who don't wanna ruin there 60 indoors.

Nice idea Kaleb! we used to do that with cord, cause its cheaper and useful for everything!
In my experience it is very difficult to keep many styles of anything (belay devices, shoes, biners etc) and therefore I think in most situations its best to just have your run of the mill gear for all your new climbers. Your experienced climbers will seek out the best gear for themselves.
Keep anything that pertains to top-roping and training for climbing.
